Council advertises certain planning applications for public comment in accordance with the Tasmanian Planning Scheme and the Land Use Planning and Approvals Act 1993.

Public exhibition allows community members to review proposed developments and provide feedback on applications that may affect them or the wider area.

Advertised applications

Not all planning applications are publicly advertised. Applications are generally advertised where required under the planning scheme, particularly where discretionary assessment is involved.

Applications on public exhibition may include:

  • residential developments
  • multiple dwellings and subdivisions
  • commercial or industrial proposals
  • changes of land use
  • developments involving planning variations
  • applications affecting heritage or environmentally sensitive areas.

During the advertising period, the public can:

  • view application documents
  • review plans and supporting reports
  • submit a formal representation about the proposal.

Advertised applications are published on Council’s website and may also be notified directly to neighbouring property owners and occupiers by mail.

Viewing application documents

Application documents available during public exhibition may include:

  • site plans and architectural drawings
  • planning reports
  • supporting technical assessments
  • elevation and landscaping plans
  • traffic, environmental or heritage reports where relevant.

These documents are provided to help the community understand the nature and potential impacts of the proposal.

How to lodge a representation

A representation is a formal written submission about a planning application that is currently on public exhibition.

Representations should focus on relevant planning matters, such as:

  • visual appearance and neighbourhood character
  • traffic and parking impacts
  • overshadowing or privacy
  • noise and amenity
  • environmental considerations
  • consistency with the planning scheme.

Council cannot consider matters outside planning legislation, such as private disputes or objections unrelated to planning controls.

To lodge a representation:

  1. Review the advertised application documents
  2. Prepare a written submission outlining your concerns or support
  3. Submit your representation before the advertised closing date.

Representations can be submitted:

  • in person at Council’s Customer Service Centre
  • by email to gccmail@gcc.tas.gov.au
  • by post to PO Box 103, Glenorchy TAS 7010.

Late representations may not be accepted unless permitted under legislation.

Representation rights

If you lodge a valid representation on an advertised application, you may have the opportunity to attend and speak at a meeting or hearing of the Glenorchy Planning Authority where the application is being considered.

Representations become part of the formal assessment process and may be included in publicly available meeting agendas and reports, subject to legislative requirements.

Assessment and decisions

Once the advertising period closes, Council planning officers assess the application against:

  • the Tasmanian Planning Scheme — Glenorchy
  • any representations received
  • relevant State legislation and planning standards.

Depending on the application type and assessment outcome:

  • the application may be determined under delegated authority by planning officers, or
  • referred to the Glenorchy Planning Authority for determination by elected members.
