Glenorchy CBD

The heart of the Glenorchy LGA, the CBD offers a compelling mix of retail, services, and amenity. Three major shopping centres (Northgate, Centro Glenorchy, and Glenorchy Plaza) sit alongside specialty shops, government services, regional health facilities, a public library, and a bus exchange. Recreation options including a swimming pool and sports grounds are nearby, with MONA, Montrose Foreshore, and the emerging Wilkinsons Point precinct all within easy reach.

Population growth here is running at roughly double the Greater Hobart average — a strong signal of rising demand. The area is actively diversifying beyond traditional retail into health, accommodation, food services, and professional services, and faster than the broader Hobart region. For investors, this is a centre in transition — moving toward a broader service economy with a growing and increasingly established residential catchment.

Moonah CBD

Moonah has a genuine urban character — fine-grain laneways, dense shopfronts, and a creative arts reputation that sets it apart. It has the feel of a larger, denser city, with strong economic and social connections to the adjacent New Town area, including Kmart and two major supermarkets just across the border.

Moonah is experiencing the greatest level of change of the three centres, shifting from an industrial base toward a population-serving centre with a growing focus on health and education. With a projected annual population growth rate of 6.2% through to 2036 — well above both the Glenorchy LGA and Greater Hobart averages — Moonah represents a significant opportunity for businesses and investors looking to get ahead of the curve.

Claremont CBD

Claremont is a welcoming neighbourhood centre at the northern end of the LGA, anchored by Claremont Plaza and characterised by its distinctive village green — a recreational space bounded by Main Road, the intercity cycleway, and Box Hill Road, featuring a playground, men’s shed, and community facilities.

The centre serves a tight-knit, predominantly older community, with residents aged 65+ making up nearly 45% of the local population — a figure projected to grow to almost 48% by 2036. This demographic profile makes Claremont particularly well-suited to aged care, health, and lifestyle-oriented businesses. Despite its smaller base, the area’s population is expected to double by 2036, and total employment growth of over 40% is forecast through to that time, with a meaningful industrial contribution from the nearby Cadbury factory.
